House Rules

Welcome to Treadwell Mansion — a historic yet modern apartelle offering a refined, autonomous and private guest experience.


These House Rules are designed to ensure comfort, safety, and privacy for all guests while maintaining the integrity of this unique property.


By confirming your reservation or completing digital check-in, you agree to these terms.


 1. Check-In & Check-Out & Pet Policy

  • Check-In: 4:00 PM or later

  • Check-Out: 11:00 AM

  • Early check-ins or late check-outs are subject to availability and may incur a fee.

  • Treadwell Mansion is a contactless property. Guests receive digital access credentials before arrival via Akia or email.

  • Guests who fail to check out by 11:00 AM without prior approval may be charged for late check-out or an additional night. (based off the duration of time, and at the discretion of management)​

Pet Policy

Treadwell Mansion warmly welcomes well-behaved dogs. A non-refundable pet fee of $150 per stay applies to cover the additional cleaning and maintenance required to ensure every suite remains in pristine condition.

To ensure the comfort of all guests:

  • A maximum of one dog per suite is permitted.

  • Each dog must weigh under 75 pounds.

  • Pets must be leashed in all common areas and are not permitted on furniture or bedding.

  • Pets may not be left unattended in suites unless safely crated.

  • Guests are responsible for any damage or excessive cleaning required as a result of their pet’s stay.

Treadwell Mansion reserves the right to charge an additional cleaning fee if necessary.

 

2. Payments, Deposits & Security Holds

  • A valid credit card is required at booking. Payments are processed securely through MEWS Systems (PCI DSS compliant).

  • Management may pre-authorize or charge a refundable security deposit before arrival.

  • Security deposits are typically released within 7–10 business days after checkout once inspection is complete.

  • Refunds will be processed back to the original form of payment.

  • The deposit may be used for damages, policy violations, or unpaid balances, and will be released once the suite passes inspection.

  • Management reserves the right to recover reasonable administrative and third-party costs related to damage or violation resolution.​

3. Smoking, Noise & Conduct

  • Treadwell Mansion is entirely non-smoking (including vaping and e-cigarettes). Tobacco, Marijuana, vaping and any other substance all qualify as smoking.

  • A $500 deep-cleaning fee applies to violations. Severe or repeated incidents may result in eviction without refund.

  • Quiet Hours: 10:00 PM – 7:00 AM. Please keep noise respectful at all times, both in rooms and common areas.

  • Parties, events, or gatherings are prohibited unless expressly approved in writing by management.

  • Repeated violations of quiet hours may result in immediate eviction without refund.

4. Guest Conduct & Property Respect

  • Only registered guests may access suites or shared spaces.

  • Guests must treat all spaces, furnishings, and finishes with care.

  • Any damage, missing items, or excessive cleaning will be charged to the card on file. Guests will be notified of post-stay charges within 10 business days.

  • If damage exceeds the deposit amount, guests will be invoiced and must remit payment within 7 days of notification.

  • Guests are responsible for the conduct of anyone they invite to the property.

  • Management reserves the right, at its sole discretion, to determine what constitutes disruptive or unsafe behavior.
    This includes, but is not limited to: excessive noise, property damage, harassment, unsafe acts, or interference with staff or operations.

5. Suite Use & Occupancy

  • Suites may be used only by the registered guest(s).

  • Subletting, filming, photography, or commercial use without written consent is prohibited.

  • Unauthorized commercial filming, photography, or gatherings are strictly prohibited and subject to a penalty fee up to $1,000 or eviction at management’s discretion.

  • Unauthorized guests, parties, or events may result in immediate eviction and forfeiture of all payments.

 6. Cancellations, No-Shows & Early Departures

  • Flexible and non-refundable rates are available at booking.

  • No-Shows:

    • 1–3 night reservations → charged one night plus tax.

    • 4+ nights → charged 75–100% of the total stay.

  • Early Departures: Treated as partial cancellations. Fees for unused nights represent liquidated damages, not taxable lodging.

  • Cancellation Fees: Not taxable, as they do not represent payment for occupancy.

  • Cancellation policies apply regardless of weather or transportation delays beyond our control.

  • We kindly ask in the event of delays or late check-ins that you contact us. In many cases, we will accommodate our guests, but if we are unaware fees may be charged, and loss of occupancy rights may be enforced.

 

7. Safety, Security & Privacy

  • The property features fire detection, security systems, and 24-hour video surveillance in select common areas. Cameras are never placed in private areas.

  • Please report any safety or maintenance concerns immediately via Akia or to management.

  • Guests are required to familiarize themselves with posted evacuation maps and exit routes located near each suite entry.

  • Treadwell Mansion assumes no responsibility for lost, stolen, or damaged personal property.

  • Security footage may be used for safety and incident resolution purposes only.

 

Privacy:
Your data is protected under our Privacy Policy Privacy Policy | Treadwell Mansion | Boutique Hotel  which complies with U.S., EU (GDPR), and NH data protection laws. 


Payment details are handled exclusively by MEWS and never stored locally.

 

8. Accessibility & Inclusion

Treadwell Mansion strives to provide inclusive hospitality. Guests requiring accessibility accommodations are encouraged to contact management prior to arrival so that reasonable arrangements can be made in compliance with the ADA (2010) and NH State Building Code (2021 IBC).

Service animals are always welcome in accordance with the ADA; emotional support animals are subject to advance approval (7-14 days prior to arrival).

 

9. Force Majeure

Treadwell Mansion shall not be held liable for interruptions beyond its control, including natural disasters, utility failures, public-health emergencies, or government restrictions.
Refunds or credits in such cases are at management’s discretion.

 

10. Liability & Indemnification

  • Guests agree that Treadwell Mansion shall not be liable for any loss, injury, or damage except in cases of gross negligence or willful misconduct.

  • Guests agree to indemnify and hold harmless Treadwell Mansion, its owners, and employees from any claims, damages, or expenses arising from their actions or omissions.

 

11. Acceptance

By completing a reservation, digital check-in, or entering the property, guests acknowledge that they have read, understood, and accepted these House Rules, as well as the accompanying Terms & Conditions and Privacy Policy. Management reserves the right to update these House Rules at any time; the most current version will always be available on our website.
