Terms & Conditions

Welcome to Treadwell Mansion, a modern apartelle that blends historic charm with contemporary hospitality.


By booking a stay with us—whether directly through our website, the MEWS booking engine, or an authorized third-party platform (Airbnb, Booking.com, Expedia, etc.)—you agree to the following Terms & Conditions.
 
1. Reservations & Payment

  • All reservations require a valid credit or debit card at the time of booking.

  • Payments are processed securely through MEWS Systems in accordance with PCI DSS standards.

  • Rates are confirmed at the time of booking and include applicable state and local taxes.

  • Promotional or discounted rates are subject to availability and may change without notice.

  • By completing a reservation, guests authorize Treadwell Mansion to charge the credit card on file for all room charges, taxes, and any additional costs incurred during or after the stay, including damages, excessive cleaning, or violation fees.

  • Security Authorization-Deposit: Management may pre-authorize or charge a refundable security deposit to the card on file before arrival. The deposit may be applied toward damages, violation fees, or unpaid balances and will be released once the stay is verified in good condition.

 
2. Check-In & Check-Out

  • Check-in: 4:00 PM or later

  • Check-out: 11:00 AM

  • Treadwell Mansion operates as a contactless property. Guests receive digital access credentials prior to arrival via Akia or email.

  • Early check-ins or late check-outs are subject to availability and may incur an additional fee.

 

3. Cancellations, No-Shows & Modifications

  • Flexible and non-refundable rate plans are available at the time of booking.

  • Guests must cancel or modify their reservation through the same booking channel used to reserve.

  • Refund eligibility depends on the selected rate plan and the notice period provided.

 

Cancellation Fees

  • Cancellations made after the free cancellation period are subject to a cancellation fee.

  • This fee is agreed upon at the time of booking and represents liquidated damages for late cancellation, not a charge for room occupancy.

  • The fee compensates the property for administrative and opportunity costs incurred when a reservation is canceled after the agreed window.

  • Because the cancellation fee does not represent payment for the right to occupy a room, it is not subject to New Hampshire Rooms & Meals Tax.

No-Shows

  • If a guest fails to arrive without prior notice(“No-Show”), the following charges will apply:

  • For reservations of 1 to 3 nights, a charge equal to one night’s room rate plus applicable taxes will be applied.

  • For reservations of 4 nights or longer, 75%-100% of the total reserved stay may be charged.

  • For long-term or discounted extended-stay bookings (7 nights or more), up to 100% of the total stay may be charged at management’s discretion.

These fees are intended as a reasonable pre-estimate of lost revenue and are non-refundable. The no-show policy applies to all bookings, including those made through third-party channels.

Guests are encouraged to contact management as soon as possible if travel plans change; partial credit or rebooking options may be offered at management’s discretion.

  • Because the guest retained the right to occupy the accommodation, no-show charges are treated as taxable lodging revenue, unlike early-departure or cancellation fees, which are non-taxable liquidated damages.

Early Departures

An early departure is defined as any guest checking out prior to their confirmed departure date. Early departures are considered partial cancellations and are subject to a charge/penalty-fee for the unused portion of the stay.

This charge represents liquidated damages for the loss of reserved occupancy and is not refundable or taxable, as it does not constitute payment for lodging actually used.

 

The amount retained will be based on the remaining nights of the original reservation and calculated in accordance with the property’s cancellation policy. 


4. Property Use & Guest Responsibilities

  • The premises are strictly non-smoking (including tobacco, vaping, and e-cigarettes). A $500 deep-cleaning fee will apply for violations, and repeated or severe violations may result in immediate eviction without refund.

  • Only registered guests may access suites and common areas.

  • Guests are responsible for maintaining the condition of their suite and all furnishings.

  • Any damage to furniture, fixtures, or finishes, whether intentional or accidental, will be charged to the registered guest’s payment method on file.

  • Treadwell Mansion reserves the right to charge the guest’s payment method on file for damages, missing items, or extraordinary cleaning discovered after check-out. Guests will be notified of any such charges within 10 business days of departure. Charges may include labor, replacement costs, and administrative fees related to remediation.

  • Noise levels must always remain respectful to other guests and neighbors.

  • Quiet Hours: For the comfort of all guests, quiet hours are observed from 10:00 PM to 7:00 AM daily. Excessive noise, parties, or disturbances during these hours are prohibited. Violations may result in a warning or removal without refund.

  • No Third-Party Use || Subletting: Suites may only be occupied by the registered guest(s) on the reservation. Subletting, assignment, or commercial use of the premises (including events, filming, or photography) without written consent is prohibited and may result in immediate eviction and forfeiture of all payments.

5. Liability & Safety & Pet Policy

  • Treadwell Mansion assumes no responsibility for loss, theft, or damage to personal belongings left in guest rooms or public areas.

  • Guests must follow posted safety instructions and report maintenance or safety concerns through Akia or the contact channels provided.

  • The property is equipped with security and fire-monitoring systems for guest safety.

  • For safety and security, select common areas of the property are monitored by 24-hour video surveillance. Cameras are never placed in private areas such as guest rooms or bathrooms.

  • Guests agree that the property shall not be liable for any loss, injury, or damage except in cases of gross negligence or willful misconduct.

Pet Policy

Treadwell Mansion warmly welcomes well-behaved dogs. A non-refundable pet fee of $150 per stay applies to cover the additional cleaning and maintenance required to ensure every suite remains in pristine condition.

To ensure the comfort of all guests:

  • A maximum of one dog per suite is permitted.

  • Each dog must weigh under 75 pounds.

  • Pets must be leashed in all common areas and are not permitted on furniture or bedding.

  • Pets may not be left unattended in suites unless safely crated.

  • Guests are responsible for any damage or excessive cleaning required as a result of their pet’s stay.

Treadwell Mansion reserves the right to charge an additional cleaning fee if necessary.

 
6. Accessibility & Conduct

  • We strive to provide inclusive hospitality. Guests requiring accessibility accommodations should contact us prior to arrival.

  • Disruptive, Unsafe, or Prohibited Conduct
    Guests must conduct themselves in a manner that preserves the safety, comfort, and integrity of the property. Any behavior deemed disruptive, unsafe, negligent, or unlawful — including but not limited to excessive noise, property damage, unauthorized access, tampering with safety systems, interference with operations, harassment of staff or other guests, or refusal to follow property policies — may result in immediate eviction and forfeiture of all payments.

 

The management reserves the right, at its sole discretion, to determine what constitutes disruptive or unsafe conduct and to take any action necessary to protect the property, guests, and staff. This includes denying entry, terminating a stay, charging for damages, or involving law enforcement as appropriate.

 
7. Governing Law
These Terms & Conditions are governed by the laws of the State of New Hampshire, USA, and any disputes will fall under the jurisdiction of the courts located therein.
 
8. Force Majeure

Treadwell Mansion shall not be liable for failure to perform its obligations due to causes beyond its reasonable control, including but not limited to acts of God, natural disasters, government restrictions, labor disputes, equipment failures, or public utility interruptions. In such cases, refunds or compensation are provided at the sole discretion of management.
 
9. Indemnification
Guests agree to indemnify and hold harmless Treadwell Mansion, its owners, affiliates, and employees from any claims, damages, liabilities, or expenses (including legal fees) arising out of the guest’s or any invited party’s actions, omissions, or violations of these Terms & Conditions.
 
10. Interpretation & Severability
If any provision of these Terms & Conditions is held invalid or unenforceable, the remaining provisions shall remain in full force. Headings are for convenience only and shall not affect interpretation.

By completing a reservation or digital check-in, the guest acknowledges receipt, acceptance and understanding of these Terms & Conditions.


Digital acceptance of these Terms & Conditions via online check-in, signature, or room access constitutes a legally binding agreement.
